    New carriage house with 3/4 bath, garage, laundry, and cathedral ceiling 2nd floor studio space and a 'Breeze-way' connector to existing home. Tight footprint, side-yard setback challenges, a deed restriction, wetlands analysis and more - this compact project packed a lot of work into its 24'-0" X 32'-0" footprint in a lovely historic Topsfield neighborhood.
